Responsible for the management of the Property Management staff as well as to oversee a significant portfolio or property and to serve as a point person on third-party relationships

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES
Secure and coordinate related services with appropriate departments or outside organizations including, but not limited to, housekeeping, heating-ventilation-air conditioning, structural and architectural repairs, and maintenance of safety features; solicit proposals and/or bids from alternative service providers where appropriate and make recommendations for optimal selection.
Determine priorities for the enhancement, repair and modification of building facilities and equipment; develop plans for enhancement as well as ongoing and preventive maintenance of facilities.
Coordinate and supervise set-up and take-down of building areas, equipment and furniture.
Prepare and update plans for response to and recovery from emergency and disaster conditions as pertaining to assigned building(s); lead and participate in implementation of emergency plans in appropriate situations.
Analyze building conditions and assigned building management resources and prepare reports setting forth progress, adverse trends and appropriate recommendations and conclusions; advise other administrative officials regarding building conditions and utilization as affected by repair/maintenance/enhancement activities.
Make work assignments and coordinate multiple maintenance trade activities where appropriate; recommend various personnel actions for assigned employees including, but not limited to, hiring, performance appraisals, promotions, transfers, and vacation schedules.
Perform other related duties incidental to the work described herein. Responding to problems and concerns, enforcing rules and regulation, mediating between tenants, building owner and building management.
Follow up on account receivable; preparing legal notices; recommending legal action. (Rent Collection).
Applying corporate policies and procedures; conducting/supervising office activities; preparing reports and lease documentation; training/supervising office staff.
Inspecting property; recommending maintenance and repairs; scheduling/supervising refurbishment; bidding vendor services; supervising vendors.
Reviewing/approving each payable; preparing budgets and business plan; preparing forecasts; explaining variances. Doing due diligence and co-ordinate details of finance.
Developing and implementing recommendations to position the Property at its highest and best use. Preparing and presenting periodic valuations of the Property, including yield and/or rate of return analysis and five to ten years cash flow projections.
Knowing construction terminology and criteria for modifications; reading plans and value engineering construction bids, and co-ordinate of tenant and capital improvements, including property renovations

IMPORTANT EDUCATION
Bachelor's degree in engineering or related disciplines areas preferred
IMPORTANT EXPERIENCE
Minimum 7 years experiences in Property Management
Proven track record in managing multiple projects preferred in managing the strata office/mall building.
Extensive exposure to PM operations in Jakarta and through project assignment
Proven experience in project budgeting, contract negotiations and scheduling
SKILL AND KNOWLEDGE
Knowledge of property management and best practices
Ability to work effectively under pressure
Must be a strong individual contributor and team player with a can do attitude
Ability to effectively manage multiple tasks and projects simultaneously
Effective analytical techniques, strong listening and presentation skills
Ability to present information to a diverse audience in a concise and thorough manner
Working knowledge of Microsoft Office, particularly Excel, Power Point and Word or other application
Communication (written and oral) and interpersonal skills
